St. Augustine Florida is located in southeast part of St. Johns County. Anastasia Island is a barrier Island lying to the east of the historic downtown area. St. Augustine Beach and Crescent beach account the majority of the beachfront real estate. The intracoastal waterway runs along the west side of the island. Historically the riverfront homes were small second homes or investment properties. In the late 1980s gated communities began springing up accounting for the majority of new construction. St Augustine Beach's only golf community, Marsh Creek, began development during this time. Their are a few building lots still available but most of the land is built on. Pelican Reef is a newer gated waterfront community with a community dock and some private boat slips. Preconstruction homes are available at Pelican Reef for investment or second homes. Resale's account for the majority of real estate for sale at the beach. Sea Colony is the islands newest oceanfront gated community. There are a few oceanfront homes already built however the majority are ocean view.
